Wells Branch Center on IH-35 is a mixed use master planned project totaling 45 acres fronting IH-35 in North Austin between the retail hubs at the intersections of Parmer and IH-35, and SH 45 and IH-35, where La Frontera resides, and between the two Dell campuses. It also sits between the Wells Branch and Grand Avenue exits which are less than one mile apart and have direct turn arounds, hence when entering the main lanes of IH 35 northbound traffic has no lights and southbound traffic has one light. The addresses for this section of IH-35 are in the 15100 - 15200 block.
The property's slightly elevating topography would allow for superior visibility going back over 1000 feet from the highway, enabling an apartment developer and other end users to enjoy the equivalent of “IH-35 frontage” at a fraction of the expected costs. In fact, at the top of our “Central Texas Hilltop”, one can see for miles down IH-35. On the east side of this hilltop, the elevating topography enables three rows of direct IH 35 visibility. Specifically, west of the front pads, a potential developer can have several junior anchor type users, a retail village or a hotel, all of which will have tremendous visibility from IH 35. The hilltop, 40 feet above, would be the last point of visibility and would be the perfect starting point for an apartment project, with the balance on the western downside of this hill giving the residents the quiet setting along the creek and the apartment developer the highway visibility all within the same project! Due to this elevating topography, the property would not be suitable for the typical big box user.
